Choosing Your New Home

Embarking on the journey to your new home is an exciting process. Our knowledgeable team will help you find the perfect home to suit all your wants and needs. Once you’ve made your decision, you’ll receive an Agreement of Purchase and Sale. This pivotal document outlines the rights and responsibilities surrounding your new home purchase. Alongside details such as your floor plan, finishes and Statement of Critical Dates, it serves as a roadmap through to your purchase. From initial consultation to final handover, our dedicated team ensures every step is guided and transparent.

Design Process

Before construction advances, you will have the opportunity to hand-pick the finishes you’d like in your new home. Guided by our Design Specialist in our expansive Stafford Home Store, you can put your personal touch on your home by customizing options for colour packages, finishes, and upgrades.

Construction

During the homebuying journey, it’s natural to have questions but construction quality shouldn’t be one of them. Our processes are managed with precision and care. Here are the major milestones you can expect:

Construction Start
We begin with earthworks, excavation and foundation pouring, marking the community’s official groundbreaking.

Structural Framing
Next, we add structure and functionality with framing and connecting services, which progresses from exterior to interior.

Roof Completion
Completing the roof is a major step in finalizing the exterior of both condominiums and low-rise homes.

Finishing
We install the design selections you made, adding the final touches to your new home.

Pre-Delivery Inspection (PDI)

You’ll have an opportunity to familiarize yourself with your new home before getting the keys through a PDI. You’ll be guided through the home with a Stafford representative to ensure it is complete to your specifications and satisfaction. This will be your opportunity to learn about how your home functions, including, mechanical systems, ventilation, plumbing, heating and maintenance, and ask any other questions you have before you take possession. 

Following your PDI, you’ll receive a TARION Certificate of Completion and Possession (CCP).

Occupancy and Closing

Throughout the construction process, your occupancy date transitions from tentative to firm. We will notify you of any delays and when your home is ready. Once you receive your notice for Occupancy or Final Closing, there are a couple key items to organize in order to prepare for your occupancy or closing. 

– Prepare your financing and mortgage
Have a lawyer engaged
– Get home insurance
– Transfer utilities (if applicable)
– Coordinate the delivery of appliances (if not included)
– Notify Canada Post of mail delivery changes
– Inform the relevant service providers of your move
