Stafford and Deveraux Announce Partnership on Purpose-Built Rental Development at 914 Bathurst

Stafford and The Deveraux Group of Companies have partnered to deliver a purpose-built rental community at 914 Bathurst Street in the Annex, bringing together two established companies with a shared long-term focus on delivering high-quality rental housing in major urban markets.

Together, the partnership reflects decades of experience across development, construction, and the ownership and operation of purpose-built rental communities. Stafford’s long-standing presence in Toronto’s residential market is paired with Deveraux’s nationally recognized rental platform, creating a strong foundation for the delivery of thoughtfully designed, high-quality housing.

The collaboration marks Stafford’s return to purpose-built rental and represents a continued expansion into the Toronto market for Deveraux as it extends its rental platform into one of Canada’s most dynamic urban centres.

A New Rental Community in the Annex

Located just a four-minute walk from Bathurst Subway Station, 914 Bathurst sits at the intersection of the Annex, Seaton Village, and Koreatown, a vibrant and walkable area known for its proximity to the University of Toronto, parks, cultural institutions, and some of the city’s most established retail and restaurant corridors.

The 12-storey building will deliver 159 purpose-built rental homes designed to accommodate a diverse resident base, including students, young professionals, and families seeking rental housing in a transit-connected neighbourhood.

The development will include:

  • 159 residential suites (115,470 sq ft of residential space)
  • Studios, one-bedroom, two-bedroom, and three-bedroom layouts
  • Approximately 8,000 sq ft of indoor and outdoor amenity space
  • 715 sq ft of ground-floor retail
  • Two levels of below-grade parking

Amenity programming will include a ground-floor lounge, a gym and yoga studio, and a rooftop amenity space featuring an indoor party room and an outdoor terrace designed for social gatherings and outdoor cinema.

Sustainability and Long-Term Performance

The building will incorporate an advanced geothermal heating and cooling system, using stable underground temperatures to regulate climate year-round.

Compared to conventional systems, geothermal technology significantly reduces energy consumption and greenhouse gas emissions while improving long-term operating efficiency.

This approach aligns with the evolving performance expectations of modern rental housing and supports the project’s eligibility for enhanced energy performance programs such as CMHC’s MLI Select initiative.
